The first job I had out of college was evaluating how best to ensure long-term stewardship of nuclear waste sites for centuries/millenia. To that end, we looked at other institutions that have endured to understand their success. The oldest Unis are ~1,000 years old. They didn't survive by chance.

CMU is opening a Miami campus. This is so dumb. @cmu.edu, the only way you can screw up a world-class institution is by watering down the brand and spreading yourself thin. The timing - w/ the demographic cliff, loss of int’l students, and FL’s crazy political environment - is especially nuts.

Recently discovered a trick for improved homemade hummus: add a couple ice cubes. It makes the hummus smoother. Also: if you’re not making your own homemade hummus, what are you doing? It’s so easy. (c/o NYTimes Cooking)

This is fine to me. It would be more fine if there was more housing downtown - bc then businesses could be better supported by (walking/biking) downtown residents.

Great thing about urban living: we came to 1st street for the Game Market. As we’re leaving we discovered there’s a street fair on South First. As we walked through the fair we stumbled into Guitar Wars (guitar shop) down the block. Now gonna get lunch.

I’ve found that convenience stores often charge more than the price that is shown. I almost always say something, but it’s not always well-received. According to this article, it’s extremely common - about 1/4 to 1/2 the time, stores failed “price accuracy inspections”.

Guardian investigation: 7-Eleven and Circle K stores often fail to honor advertised prices – charging more at pump and register for gas, snacks, and other items

San Jose State #sjsu really knows how to serve their students. There’s an event with loads of graduate programs represented, sharing info on the main part of campus. There are disciplines of all kinds - not just MBAs and law schools - including some I’d never even heard of.

People often scoff at e-bikes and e-scooters, suggesting that they *only* displace shorter trips. According to the FHA, ~30% of total household vehicle miles are from trips under 10 miles. These are the exact type of trips where e-bikes work best - going to the doctor, picking up takeout, etc.

ICYDK gut-rehab homes can earn #LEED residential certification. Partial rehabs generally cannot bc there are various req'ts that cannot be met / verified unless walls are opened up. It's not easy (rehabs never are) but I see a couple each month. And gut-rehabs do earn credit in the system.

Pittsburgh doing good work: “it’s typically taken 11 days to issue a building and development application permit — a prerequisite for most construction projects... It took the city about 27 days to issue a BDA permit during the same period last year.” Lessons to learn for other cities?

Who even bothers to get permits right now? Lowering the price (and speeding up the process) will likely increase city revenues, because folks might actually choose to get a permit.

Educational note: at some point HVAC corps started using the term "geothermal" heat pumps. Industry folks call them ground-source heat pumps (GSHPs). The term geothermal is typically associated w power-generating plants, so folks often think GSHPs use almost no energy, but that's (very) incorrect.
