Sunday pm project - why interest rate hikes tank the NZ economy. I'm going to compare NZ to the big daddy of monetary policy, the US. Why? Mainly cos the US has a huge influence on global interest rates and they hit differently there. Let's start with NZ vs US CPI. Similar, huh? Right... [🧵1/n]

Yank here. Let me add that govt backed fixed rates are available for 15 and 10 year terms. This type of borrowing is the norm. More flexible, risky borrowing is part of what encouraged the great financial crisis. Many borrowers defaulted, so more risky ARMS retreated somewhat in popularity since.

I made Tom Kha Gai - a coconut chicken soup 🥣 for my friend that recently had a baby. I had baby snuggles & this was an epic recipe Homegrown lemongrass went into it & some “adopted” makrut lime leaves fr neighbours over the fence. Only needed to buy the chicken. Yum!

📈 GREAT CLIMATE NEWS 📈 Renewables keep powering ahead. They now power *a third* of the world's electricity supply. And that number is only going up and up and up.

I've been muttering "motivated reasoning" and "willful ignorance", usually one right after the other, WAY too often recently. Beginning to sound and feel like speech impediment.

Dunno, strawman by implication? It's NOT what you said, and are they projecting that because they believe concurrence, or they just want to "win- the argument by misrepresenting your side? 🤔

Use your gas car for road trips, EV for day trips. 1/2 wear and tear on each, but double rego and insurance costs. Ev's pretty close to maintenance free.

My brother just pulled a stunt like this with my terminally ill father. My situation is more personal-between-us, but if you're willing to interfere with the family grieving process for personal reasons... What aren't you willing to do? I managed to see my dad before he died. Barely.

CAP is the largest SINGLE consumer. But this makes sense, as it's a pretty long canal! Still not that much power overall, less than 2% I think. And we can and should cover the canals with solar like Spain does, save both water AND power. We could be much more efficient, that's for sure.

A few years ago I was surrounded by security staff in a Sephora in Paris. They wouldn’t let me browse and told me I’d been “identified as a risk”. At the time I was tired from travelling for the conference, and put it down to the French rudeness I was used to. Now I wonder about AI cameras etc.

Oh, and I was in a multi-unit building, not a small landlord. Low end rentals, but id be willing to bet few tenants were residents as long as I was!

010

Chris Jay @crisjay.bsky.social · 16/08/2026

My rent was effectively unchanged for 9 years! Crept up slightly, but I compensated with early payment and renewal, etc. Here in Tucson, used to be that rents only went up when you moved to help recoup the costs of cleaning, maintenance and inflation. All gone as of 2021!

Agreed. All citizens becoming their own self-educated capitalists is a bit silly and onerous.

110

Chris Jay @crisjay.bsky.social · 15/08/2026

Local market conditions dictate what rent you can charge, not your costs. With inflation and a fixed rate mortgage, eventually a rental should cash flow. But it all depends on timing as to when.

120

Chris Jay @crisjay.bsky.social · 15/08/2026

I find if you can get away with renting a 1/1, renting clear win. 2/1 can be a toss up. 2/2 or 3/2, usually better to buy. Shorter the mortgage, the better. Depends on condition, landlords, etc.

I work at a public library. People who want to use AI seem to have no trouble doing so. People who don't want to use AI have a harder time. I crowdsourced and then finalized this document "How to disable or avoid intrusive AI" and then gave it a short URL: notoai.org Please pass along if it's useful
