A social housing revolving loan fund could break through these barriers, get shovels in the ground and, get additional affordable housing all for little cost to the public. Private financial institutions alone in this environment can’t get get us the building boom we need.

A long term solution to the US transit funding crisis probably lies in capturing the value that transit creates: the increase in local land value around frequent service. That's the key to delivering both transit and dense housing nearby. Great @jongeeting.bsky.social piece, relevant nationwide.

Very encouraging to see transit value capture gaining widespread interest. By developing public land while retaining public ownership, we recapture land value uplift created by public investments, and can reinvest it for public good, not private profit.

The Republican tariffs are an existential threat to places like Oakland Chinatown and other immigrant neighborhoods, many of which were already struggling. A lot of the product is imported and a lot of the customers are low income. State & local policy will need to move quickly to save them.

Trump's latest round of tariffs will raise the average American's taxes by $4,700 - while he cuts taxes for billionaires. Poor people and immigrants who rely on imported groceries will be hit hardest. Import taxes are not progressive and should be condemned by all supporters of economic justice.

The minimum tariff imposed by Trump is higher than the sales tax in most California cities- taxes that are already high thanks to unfair tax breaks for landowners. This tariff regime will massively increase prices for Californians who already struggle to afford housing. Tax land, not labor.

State Laws Direct Allocation of Revenue From the 1 Percent Rate. The county auditor is responsible for allocating revenue generated from the 1 percent rate to local governments pursuant to state law. The allocation system is commonly referred to as “AB 8,” after the bill that first implemented the system—Chapter 282, Statutes of 1979 (AB 8, L. Greene). In general, AB 8 provides a share of the total property taxes collected within a community to each local government that provides services within that community. *Each local government’s share is based on its proportionate countywide share of property taxes during the mid–1970s, a time when each local government determined its own property tax rate and property owners paid taxes based on the sum of these rates.* (The average property tax rate totaled about 2.7 percent.) As a result, local governments that received a large share of property taxes in the 1970s typically receive a relatively large share of revenue from the 1 percent rate under AB 8.Revenue Allocated by Tax Rate Area (TRA). The county auditor allocates the revenue to local governments by TRA. A TRA is a small geographical area within the county that contains properties that are all served by a unique combination of local governments—the county, a city, and the same set of special districts and school districts. *A single county may have thousands of TRAs.* While there is considerable variation in the steps county auditors use to allocate revenue within each TRA, typically the county auditor annually determines how much revenue was collected in each TRA and first allocates to each local government in the TRA the same amount of revenue it received in the prior year. California's tax system is a dark, twisted inversion of a land value tax. Rather than encouraging the highest, best use of land, it actively incentivizes wasteful and environmentally devastating uses like golf courses, while people are dying on the streets due to the housing shortage.
