For Dog’s Head to ever live up to its promise as a dense, vibrant part of the city, it must be served by frequent & reliable transit. Unfortunately, current roadway plans make that impossible. Read more on our blog about AURA's new proposal to fix that: The Dog Door Busway 🧵

The "luxury" apartments in question would be 4 times more affordable than buying a $1M Rosedale house, and they would provide funding AISD desperately needs to avoid further cuts to our schools. That's not a luxury–it's a necessity.

Building more places to live near transit and parks makes Austin more environmentally-friendly and more beautiful, not less, and the increased affordability makes it possible for more people to enjoy that beauty.
Screenshot of a KUT Austin post: "Austin's goal is to build more places to live with access to bus lines and parks, all in an effort to address affordability. But some local environmental leaders said Austin has built so much — and so quickly — that it's lost what makes it beautiful."

In this week’s work session, we discussed Item # 40 which I brought forward to expand what’s known as “missing middle” housing in Austin.
184
AURA: An Austin for Everyone @aura-atx.org · 24/03/2026
In 1984, 14% of Austin's homes were duplexes, townhomes, multiplexes, & small apartments. Today, they're <2%. Our zoning code stole these options from Austinites. We need to bring these "missing middle" homes back to build a more affordable, walkable Austin.
A bar chart from a City of Austin zoning study comparing housing types built before and after the 1984 Land Development Code.

The "Pre-1984" side shows a diverse mix: 49% single-unit, 8% two-unit, 6% small apartments (3-15 units), 9% mid-sized (17-99 units), and 28% large apartments (100+ units).

The "Post-1984" side shows a stark shift: single-unit homes rose to 38% and large complexes rose to 58%. Meanwhile, the "middle" plummeted: two-unit homes dropped to 1%, 3-15 unit buildings dropped to less than 1%, and 17-99 unit buildings dropped to 2%. A bracket labels the 3-15 unit range as "Missing Middle," highlighting its near-total disappearance under the current code.

A new report confirms: Austin legalizing more homes led to LOWER rents, even as most of the U.S. saw rents spike. ✅ Inflation-adjusted rents: -19% ✅ Rents in older, affordable buildings: -11% ✅ Overall rent: 4% below the U.S. average Building more homes improves affordability. Let’s keep going!
A bar chart titled "Housing Affordability in Austin Has Improved as More Homes Have Been Built." It compares the U.S., Texas, and Austin from 2021 to 2025. While the U.S. saw a 3.2% increase in homes and a 10% increase in rent, Austin saw a massive 10.5% increase in homes and a 4% decrease in rent.
