Am consistently impressed with the prevalence of lawn cutting robots in Europe vs the US Despite average US wages maybe 30-40% higher (though Finnish wages compressed on lower end which contributes to capital intensity)

You have the usual chaining and substitution issues with price indices. During my tenure, we treated it with healthy skepticism, and you can see here also even past boards held increases below PIOC adjustments But the time series correlation between guidelines and PIOC is high, and low against CPI

I think this gives you a clearer picture. This shows the RGB Rent Index (which incorporates the annual adjustments voted on, as well as other changes allowed pre-2019 such as decontrol etc. You see RGB decisions track PIOC much more than CPI pre-Covid

We start with the basic problem: due to a number of overlapping frictions, housing construction is prone to boom-bust cycles and fragmented markets. This results in a capital-light, contractor-heavy model of on site construction which has seen *negative* productivity growth

I did a bit of searching around, and all of this was a massive research area in the 70s-80s. People thought about (and people did originate) all sorts of mortgages, including this "PLAM" option with fixed real payment Biggest downside is hardship of escalating payments, generating possible mismatch

This channel of increased scale accounts for about half of the impact of remote work on productivity. The benefits are seen in the productivity rate of new hires, and also seem to spillover to other workers because existing employees also benefit when new workers join.

Why? Hiring constraints. Startups once found it hard to compete with established incumbent firms with many offices Remote startups increase job postings, hire more per posting, and scale faster. Remote large firms struggle with retention challenges of existing employees
