Why do people get mad at new apartments for being expensive, but are totally fine with the city creating entire mansion-only neighborhoods? If you think an expensive apartment isn't helping you, a poor renter, that can only be more true for a $10 million mansion.

I have a 150lb Newfoundland, and we live in a studio apartment. Giant dogs actually are great apartment dogs because they are extremely lazy. High-energy working dogs (huskies, sheepdogs, etc.) don't belong in apartments.

Fire risk differs greatly between an Instant Pot, microwave, or portable induction burner and a portable coil burner or propane stove. If they want to reduce fire risk, ban coil and gas burners, or require a $1000 kitchenette in each SRO unit, rather than requiring a ton of $30k kitchens

Also, limited computer literacy and lack of a fixed address are a <30AMI problem, not a 50-80AMI problem. We need government-funded permanent supportive housing. IZ doesn't provide those units.

Or just end most needs-based programs, implement wealth taxes, UBI, and M4A, and let Nordic capitalism with a strong safety net run wild, instead of trying to get private industry to provide public benefits at a loss.

Integrating <50AMI with >150AMI can be an issue. Anything 50AMI or above is acceptable as a neighbor to anyone other than the rarest prude, and those snooty garbage people already live in single-family homes.

It's not customer discomfort; the MR units all fill next to the empty IZ BMR units. Developers are combative and can't cooperate—they don't act as a bloc on purpose. In our market, renters won’t do paperwork beyond a lease. BMR move-in doesn't happen unless they have a social worker (IE, <40AMI).

Our citywide vacancy rate is ~6%, versus 21% and rising for 80AMI units and 13% for 60AMI units. IZ has produced unrentable units, not affordable housing. I live in a new high-rise MR studio and pay just under 50AMI rent. The building’s only vacancies are the deed-restricted units.

I live in Denver. Our IZ is ~10% of new units at 80AMI, which is above many market rents for new builds. Our housing production dropped off a cliff when IZ took effect because developers moved their money across the border into neighboring cities without IZ. Unfunded IZ is feel-good paperwork.

When housing supply is fixed, a rich newcomer causes a demand cascade: they bid more for high-end housing at the top of the ladder, pushing everyone else down one rung, until the person at the bottom is priced out.

IMHO, the best solution is to build and finance as much housing as possible. Building a mansion on a vacant lot is better than leaving it vacant, but a six-plex is far superior, while an affordable 8-plex that takes 2-3x longer to complete is inferior.

The salary is WAY too low, but they should be barred from trading stocks and should work at least 45 40-hour weeks a year. Doctors, Phds, and Lawyers should get a pay raise when they get elected, but grift shouldn't be possible.

I watch Hoog. His takes range from really good to meh, but he tends to be good on urbanism, and he gets LOTS of eyeballs and isn't scared of getting technical. Given that he's Dutch and they already allow small elevators, the interview will be friendly.

Furthermore, it's not like AAA takes responsibility for all drivers, and the NRA doesn't take responsibility for all gun owners. Pro-cycling orgs have no ability to police the behavior of individual cyclists, just like AAA or the NRA. Stop asking non-profits to do the job of police officers.

I drive a car. I am not personally responsible for every driver who speeds, runs a light, parks illegally, or hits someone, so I won't take any responsibility for those drivers. There is no earthly reason for individual cyclists to take responsibility for things other people did on bicycles either.

Straw has an R-value under 2, while mineral wool is greater than 4. Straw makes sense if you're not space-constrained, but even an R-23 wall will cause you to lose 6" on EVERY exterior wall when using straw. On a 25x40' structure, that's 60 sqft PER FLOOR lost to insulation with no added R-value.

This seems great for OLDER homes with coil electric or gas stoves, but IMHO, the alternative compliance should be induction stoves instead of electric or gas. The cost difference is less than the cost of one of these units, and you get better, safer cooking.

Ya, a lot of the market rate here is either more expensive building forms (mid-rise or high-rise) or townhouses with nice finishes. Our LIHTC is often low-rise, and the fit and finish is low-bid, bare-bones ticky-tacky.

Having had a 718 GTS 4.0 with the NA boxer engine, I can attest it also sounds great, though after a couple of years with hybrids, I realized how nice electric torque feels at low RPMs. My dream is to one day get one of the new 911 GTS E-hybrids.

New car buyers aren't car guys. Car guys buy used cars (sometimes 3 years old, sometimes 30+ years old), and while they might have spent a lot, the assets they own don't depreciate that fast. A $50k 911 will still be worth $40-80k 10 years later, and a $2k project car will always be worth its parts.

I get it for something cool like a Porsche, Rivian, Lotus, or a vintage Land Rover, but a V8 Pickup isn't special. You can get a 12-year-old V8 Toyota Tundra or Dodge Ram for <$10k if you really want one, and it'll drive like a new one for 12% of the cost

As a former wildland firefighter, the problem is that most of the guys on a line crew are 18-24, so they're inherently susceptible to dumb information and very conscious of how they present to their crewmates.
