That PC hearing and stated justifications for denial were particularly egregious. A Planning Commission is not an HOA and protecting existing “neighborhood character” or property values of existing neighbors is not their role. Evaluating proposed land uses in the context of localplanning docs is.

Stay tuned. JMU announced a new Master Plan to seriously attempt to house 18,000 of 30,000 students on campus by 2040. 11,000 incremental on campus beds and a net reduction of almost 5,000 existing off campus slots. Over $1 billion off local tax rolls if completed.

Wrapping up a couple weeks in the cradle of NIMBY-ism in Southern California. But to show the impact of state level land use reform, you can see a 2-story ADU going up in the foreground and a 4-5 story condo building behind. Would never ever have happened with local control.

If I build a gas station, I don’t have to fund e-bikes. If I build a car wash, I don’t have to fund a water treatment filtering system, if I build an office building, I don’t have to fund non-profit meeting spaces. Why are those providing housing singled out and penalized for building housing?

Direct VDOT to Roanoke for an example of recently installed separates bike lanes. Matching to existing Eastern Ave, which is wide enough to land a plane on, is not a sufficient reason to repeat paint separated bike lanes. Prioritize safety - same amount of pavement.

I oppose both NIMBY’s and landlords who seek to restrict housing supply. Neither should treat students in their community as different classes of citizens. Without those students, these college towns would be sad shells of themselves

All those cars jammed on the street are a result of 1) families doubling up in homes due to the lack of available residences affordable to them and 2) the lack of alternative transportation infrastructure to get them anywhere other than by driving

On curves, many drivers naturally encroach on a bike lane protected by paint. They do not encroach when separated by bollards or a raised concrete divider

It’s an easy design fix. You want your 9 year old riding that street protected by “paint”? Otherwise replace one of the sidewalks with a 10’ separated multi use trail and put the 2-lane separated section on that side at the bridge only.

Up zoning meaningful land in desirable locations with small or no min lot sizes will get you 10,000 houses much faster than a government directed tax and build approach.

Route 26 from Columbia to Charleston SC is one big worksite. Inland Savannah is booming and greater Charlotte is growing. None of it is fancy stuff, it’s light regulation, fast permitting and low tax out competing other states. Not for everyone but undeniable activity

If you drive through NC and especially SC, you will see construction is booming for manufacturing, distribution and workforce housing sites. Virginia is sliding closer to a state like Maryland as a bureaucracy centric state and further from the Sunbelt free market onshoring manufacturing states

Louisa will have enough Utility Scale Solar and data center tax streams to stop growth and abolish property taxes if they wish. It’s a very interesting case study in being in front of the most recent land use waves. Having a nuclear station didn’t hurt.

Attaching onerous inclusionary zoning requirements to an upzoning is an extremely effective poison pill that ensures very few projects actually get built. It is bad policy rooted in fundamental misunderstandings about how housing markets work.

Requiring for-profit developers to rent a percentage of new homes to poor people at a loss is bad, kludgy neoliberal policy that attempts to outsource a key state function to private market actors. Instead of this de facto tax on new housing, the state should tax property to fund housing subsidies.

Very relevant to Charlottesville’s unfunded IZ requirements. Some in-depth points relative to unfunded IZ restricting the types of affordable units it seeks to require. It takes one step to find this gap through finding the IZ requirement to allow projects to be financed and built.
