2d versus 3D. The term metroidvania originated from the Metroid 2D games and Castlevania symphony of the night which is also a 2d game. Both include backtracking to previous areas with new abilities to access more of the area. With Zelda, you often just get to the entrance before you need the tool.

A metroidvania is definitionally a 2d platformer with upgrades that are needed to access areas which you passed but were unable to access previously due to lacking the upgrades. I'm not sure that Zelda or resident evil fit that bill. I don't think that 3D metroids are metroidvanias. They're RPGs.
