Paul Campbell @thepcampbell.bsky.social · 07/09/2026Yes, and when you add the Renters Right Act and Making Tax Digital to the mix, it creates a perfect storm. I spoke to two landlords today, both selling their rental properties 020 0
Paul Campbell @thepcampbell.bsky.social · 06/09/2026They did just that in taking out 5-year deals in 2020 onwards. It’s a shame that so much of our housing is reliant on the PRS. I guess we’re lucky in some way that most landlords are reasonable individuals and the market isn’t largely in the hands of hedge funds like other service sectors 000 0
Paul Campbell @thepcampbell.bsky.social · 06/09/2026Yes, anyone with a deal that ended since mid-2022 has faced a shock but there have been a particularly high number of maturities in the last 2 years because a lot of brokers had switched their advice from 2 to 5-year deals from 2020 onwards 000 0
Paul Campbell @thepcampbell.bsky.social · 06/09/2026I don’t think any landlord plans for the rate to double. It’s only hindsight that shows whether a 2 or 5 year deal was best. Rates were on a gentle rise anyway in 2022, which was easier to plan for, but along came Truss 100 0
Paul Campbell @thepcampbell.bsky.social · 06/09/2026I don’t understand your point? The really cheap deals disappeared early 2022 and it wasn’t possible for most people to see it coming. Those lucky people who got the cheap deals were just that, lucky! 100 0
Paul Campbell @thepcampbell.bsky.social · 06/09/2026No problem, let me know if you need any more information. There are a lot of sub 2% and even sub 1.5% BTL deals ending. Nearly all BTL mortgages are interest only so the rate shock when reverting to c5%+ is more keenly felt than for residential repayment mortgages 100 0
Paul Campbell @thepcampbell.bsky.social · 06/09/2026There were just under 2 million fixed rate deals maturing in total this year. No specific breakdown between 5 & 2-year fixes. I’m a mortgage broker and I’d say around 8 in 10 maturities are 5-year deals. A good number are BTL mortgages which leads to other problems in the market as landlords sell 250 0
Paul Campbell @thepcampbell.bsky.social · 23/08/2026I’d say that the poll is fairly accurate given that the story is basically ‘married couple moves home’ 000 0
Paul Campbell @thepcampbell.bsky.social · 14/06/2026I have a love hate relationship with Sundays. I love them for the freedom to do what I like, and the lack of pressure to do things. I hate when they end as it means a return to a new week of doing the stuff that pays for the Sundays 130 0
Paul Campbell @thepcampbell.bsky.social · 30/05/2026Can always switch to a fixed if it gets to hairy, albeit fixes will likely be higher as well. In the meantime benefit from the lower tracker rates, which are around 0.5 - 0.75% below equivalent fixes = 4-5 base rate increases over the next 2 years to be worse off 000 0
Paul Campbell @thepcampbell.bsky.social · 30/05/20262-year tracker with no early repayment charges might be a good option 100 0
Paul Campbell @thepcampbell.bsky.social · 28/07/2025Love the show but I can’t believe that in the section about Baltimore, and a novel approach to reducing crime there, you didn’t mention The Wire. Season 3 was literally about an unusual method used to reduce murders. Old series but still relevant. Keep up the good work guys 😀 020 0
