The maximum qualifying income for a one-person household in the Fayetteville metro is just $45,850. But for a four-person household in the Raleigh area, it's almost $106,000.

6-figure income households now qualify for "affordable housing" in the Triangle. That's housing available only to people making less than 80% of the median income in a metro area.

Chapel Hill needs more housing options for undergrads and grad students! It's hard to find good, affordable options. Our land use rules make it even harder than it has to be!

What is affordable housing? Who is it for, and how do we get more of it? (Hint: legalize more kinds of housing, get rid of poison pill regulations, and get creative with public housing loan funds!)

The President is taking over DC to distract from the Epstein files. Real community safety programs are about harm reduction - and the biggest threat to public safety today is financial desperation driven by high costs and low incomes.

Legalizing single-stair buildings would reduce housing costs across North Carolina. It's not yet a partisan issue, so your legislator should be able to listen when you ask for it!

It's easy to forget that when everything is going more or less ok. But we absolutely cannot hide or shrink back when our democracy is under threat. An attack on any elected official is an attack on you, your rights, and our democracy. It's an attack on all of us.

But I also feel resolve. I serve because I love my town, my state, and my country. I serve because I love my fellow Americans. Courage is the cost of admission for elected officials, and it's the price of participation in a democracy for all of us.

Senseless acts of violence like the Minnesota shootings are designed to terrify and intimidate us into silence, and I don't think anyone who holds office should be silent in the face of violence that threatens the foundations of our democracy.

Our second biggest source of revenue is sales tax. This is set based on a combination of sales activity here and statewide. After several strong years, sales growth dropped to around 2% last year and likely less this year.

Last time Chapel Hill studied property values, single family homes generated 92 cents per $1.00 they consumed. Multifamily and commercial properties were net revenue contributors. It's probably time to update those numbers.

Our biggest source of revenue is property taxes. These grow at a rate of around 1% per year -- much slower than inflation. The best thing we can do to improve this rate is build more stuff - specifically more commercial or multifamily properties.
