Yup, Missouri simply doesn't value public education. Shameful. (And again the school funding formula not only is underfunded, its structure disadvantages districts like SLPS & KCPS.)

Oh how I wish we lived in a state that valued public education. It's shocking how little Missouri funds public schools and it hardly funds KCPS and SLPS at all. I don't have much hope that things will change.

Strong endorse. Will say it again: the pundit class's choice (and it was a choice) to overread 2024 as a seismic cultural shift was a catastrophe for this country, emboldening Trump to go full fascist and encouraging institutional surrender in the face of it. This lives on amid his total collapse.

Four-fam Friday! Four four-fams in TGS. Top two have new owners and newly placed dumpsters. One on left had long time tenants and may be getting a gut rehab (and possible conversion to two townhomes); not sure about the other. Bottom row: two stalled renos after new owners removed/evicted tenants.

Is it Foiled Fill-In Friday? This two townhome project in Lafayette Square received a stop work order as it didn’t comply with the approved design. Setback and front entryway violations. An appeal was heard by the Preservation Board last week but I haven’t heard of the outcome yet.
A two townhome project with foundation in and framing completed. It’s adjacent to a 19th brick residence, revealing the significant difference in setback.

5135 Kensington unfortunately was demolished in the 1990s and is an LRA owned vacant lot. Unfortunately this block also was hit hard by last year's extremely cruel tornado; some circa 1895 ballers are under repair but others have been lost. ⬇️ Oct 2025 streetview of 5135 Kensington lot and neighbors.
An October 2025 Google streetview of a couple unkempt vacant lots surrounded by heavily damaged large 2-3 story circa 1895 brick homes. The one on the immediate left has since been demolished along with others on the block. Some rehab permit activity has been issued for others.

Oh, cool… it’s Tower AND Turret Tuesday! The City has this brick balller in the Central West End as an 1893 build. Original use likely was a single-family mansion but was converted to commercial somewhere along the line. Now being redeveloped as mixed-use (includes a carriage house not in view.)

Here's STL City & STL County Housing Unit Change 2020-2026. Regionally, STL County and Metro East counties have had the lowest % increase in housing units. (The city's 3.5% increase is about on par with other independent counties like Baltimore City, NOLA/Orleans Parish and San Francisco.) 1/

The old ARTCRAFT building on Olive is in the expanded rookery area, btw. I noticed the other day that the building now has condemned signs posted on it. It's such a neat building and it would be a huge loss if more of our manufacturing history is lost.

I thought a two-level unit at the Park Plaza condo tower that listed recently for $3.1M was up there but then a penthouse unit said hold my beer and is listing for $4.4M.

The setting sun was shining bright on Dolly’s mural here in Asheville tonight. Dolly Parton is a local hero here in the Appalachian mountains, and my kids were among the many to benefit from her Imagination Library program. The world feels dimmer without her in it, but her legacy of love lives on. 💖

Not exactly sure but my bet is this crane work is for the big A-B sign from the (sold) Newark plant coming home to the mothership. Will post pics when it's up.

FPSE Fill-In Friday. On left, turf has been laid for some kind of soccer-oriented venture on a former City parking lot. (Was to be mixed-use when the RFP was awarded.) On right, a new completion on a former vacant lot across from light industrial has listed for $575,000. (A few more may follow.)

uugh... the owners of the Crunden-Martin Manufacturing buildings that burned after failing to secure them are seeking $0 value. I believe demo has commenced on what remains of the buildings that had incredible potential for adaptive re-use.

Some lucky ducky just bought one of the 1840 rowhouses on Steins and it wasn't me. I hate it when that happens. Anyway, these rowhomes are so old it wasn't until another 30 years before they were annexed into the City of St. Louis.

Multi-family Monday! Excavation work has begun on the 80 townhome project on The Hill. The former state school was demolished last year.

Oops… I almost forgot it’s Former Filling Station Fill-In Friday! Site work has commenced for four affordable single-family homes from Tower Grove CDC on a vacant lot that was a gas station. Was long vacant and fell into LRA ownership. On Morgan Ford in TGS.

STL Recovers is facing major delays repairing homes damaged by last year’s tornado. Of 200 homes prioritized for repairs, only 34 are complete, with 11 more underway. More than 2,200 additional homes with repair applications are still waiting for repairs.

The middle section of the Chesterfield Apartments on Union is being demolished. I’m not sure if the remainder will be able to be renovated. Lots of devastating damage still visible in this area of the tornado path along with some recovery.

hmmm... the City's turnout for the 2018 November election was absolutely smoking for a non-presidential. The 59.52% turnout was nearly as high as the (sadly anemic) November 2024 turnout of 59.85%. Legalizing weed was on that ballot. I guess we had the voting munchies back then!

Another way of looking at the City's sharp drop in RVs for this election: RVs for the 2022 August Primary dropped by 11,000 (from 201K to 190K; -5.5%) from the 2021 Municipal. But they dropped by 20,000 (from 196,000 to 176,000; -10%) for this cycle. Hopefully we'll see a big bounce for November.

Each of our 14 Wards had at least a small drop in registered voters b/w the August 2022 & 2026 elections. But all of the North City wards dropped by double-digits. Citywide: -7.4% By Ward: 1: -7% 2: -3% 3: -1% 4: -7% 5: -4% 6: -2% 7: -4% 8: -5% 9: -8% 10: -10% 11: -17% 12: -13% 13: -11% 14: -16%

Historically registered voters (RVs) jump between the primary and November general even in non-presidentials. Here's 2018 & 2022: 2022 Primary: 190,221 2022 General: 194,565 2018 Primary: 182,661 2018 General: 194,618 I doubt we'll reach 194K (from 176K) but hopefully we'll see a nice jump.

Good news is voter turnout in STL City (35.1%) was well over the August 2022 primary (24.2%). 61,000 votes were cast compared to 46,000. 😊 But the bad news is there were significantly fewer registered voters. 176,000 in 2026 v. 190,000 in 2022, likely due at least in part to population loss. ☹️ 1/

Around the same time as Lafayette Square hoped to increase population to justify a neighborhood school, residents in public housing-intensive DeSoto-Carr were advocating for home ownership opportunites in the Urban renewal area but were worried about overburdened existing neighborhood schools. 1/

Passed by this 5 yr. old home on sale by SLU medical campus and I said to myself "hey, that was a Habitat build!" so I was curious about the listing... listed in May for $450,000 before it was confirmed that price and income restrictions remained. Now at $280,000. www.zillow.com/homedetails/...

Speaking of schools, it's really a shame what's happened to the Ittner-designed Carr School (1908). Closed in 1983 and owned by the Carr Square Tenant Corporation since 2000. The Corp. also manages Carr Square Village, the city's oldest public housing. (1942) www.firstalert4.com/2026/07/30/n...

The excerpt is from the 1971 Lafayette Square Restoration Plan. There was no school in the n'hood and its children were assigned to one of 5 schools nearby (Clinton, Attucks, Hogden, Sigel and McKinley). The plan encouraged building a new elementary, or at least K-3, for the neighborhood. 1/

Here's another Soulard baller that may be in peril, although it has recently received rehab permits. City has it as a 1860 build. (The adjacent lot has been condemned as a builder has been dumping debris from a townhome project in the n'hood. I believe they also intend to build on this lot.)

While Soulard is losing what I assume is an antebellum residence (post below), there's also a board up of a circa 1848 brick baller that hopefully gets back in action soon. Soulard's Becker House has a fascinating history.

In 1848, Heinrich (Henry) Becker purchased this lot from Benjamin Soulard. Becker subsequently built this two-unit Federal-style flounder house. Its first story was originally a storefront for the family's brick-making business. Kilns, an alley house, and other structures were added to the property over time. Today, only this front building, one of the oldest extant structures in Soulard, remains. The Becker family owned and resided in the property for 159 years.  SOULARD HISTORIC DISTRICT
