Is this leaks or all non-revenue water? The reports on this seem to be conflicting about whether 23% is true leaks, or if it includes all non-revenue water like meter undercounting, and authorized but un-billed use like firefighting and mains flushing.

Cllr @mykeatkinson.bsky.social was quick to correct the misinformation! R-CG has MORE tree requirements than RC-1 and RC-2. It also requires a landscaping plan, where the lower density land uses do not.

Land use amendments take up the majority of council time (aka taxpayer dollars). City council is the most expensive decision making body. Do we really want every single land use change going through this body?

R-CG rezonings cost less council time per permit than other rezonings, and the gap got bigger as R-CG hearings became routine.

It costs ~$674 of council deliberation time per approved permit, averaged over 951 permits, from 2018–26. However, the costs are going up.

Why does this matter? What rezoning actually removed was a whole approval step. the rezoning itself took a median ~5.3 months at council. the building permit (~2 months) didn't change at all. So the time it saved was the council step. This saves money for the taxpayer as well as for the homebuyer.

Once R-CG became a base district, you could build a rowhouse without rezoning first. R-CG permits went 180 (2023) to 2,746 (2025) while total permits citywide barely moved.

At the end of the day, I'm thankful that in spite of rolling off the car, he only ended up on crutches for 2 weeks, but now I can't get coverage for his physio, because it was deemed to be his fault.

My teenager was hit by a car on his bike last year, at a bike path crosswalk that crossed a road. CPS said it was his fault, spelled his name incorrectly (how do you spell Owen wrong?), gave me the wrong case number, and didn't list any of the witnesses on the case file.

Repealing this and rescinding that. How about trying to build something for a change? The people who worked hard to make things like climate initiatives and rezoning happen did infinitely more due diligence than just posting videos on reddit.

This council needs to start looking at our city's place internationally instead of remaining so small minded and inward facing. Everyone else is passing us by. Opportunities and investments are passing us by as you have spent countless hours and taxpayer dollars just working to tear things down.
