We fully believe that this cost is worth it, and that the money raised will go towards real and effective means of helping families and individuals facing homelessness.

neighborsdtx.bsky.social @neighborsdtx.bsky.social · 11/10/2026
The tool only calculates the increase from Prop A, and it does not include the possible savings that a reduction in homelessness would have from lowered strain on Parkland, the County Jail, and police/fire. So these estimates represent the upper bound of what it costs.

neighborsdtx.bsky.social @neighborsdtx.bsky.social · 11/10/2026
This is likely an overestimate since it's using the overall Dallas County median home value, and seniors tend to live in smaller, lower-value homes. The new Prop A tax rate would increase taxes the most for wealthier homeowners and commercial properties.

neighborsdtx.bsky.social @neighborsdtx.bsky.social · 11/10/2026
Because of the homestead exemption (20% reduction in taxes for your own home) and 65+ exemption ($100,000 is exempted from taxable value), the property tax increase is mitigated for those who the tax could be most difficult to pay. The median senior homeowner would see a $42.25 yearly increase.

While any tax increase is meaningful, we found that for the average renter, the tax would cause a rent increase of less than $4 per month.

Dallas County Prop A would create a real meaningful reduction in homelessness. We created a tool that allows you to estimate how much County Prop A will cost if you are a renter or homeowner. Use it at dallascountypropa.base44.app (disclaimer: the tool was made using Base44, an AI app builder).

The per unit costs are lower than a single family home and don't involve the complicated construction methods needed in larger buildings. The article makes clear that large apartment buildings very much are the most affordable option depending on the cost of land, and it's worth reading in full.

As Dallas gets closer zoning and code reform, the hope is that the city allows for more types of housing to be built in more places, particularly the type of housing that can be built most affordably. Often, duplexes, triplexes, and townhomes represent the most affordable way to build new housing.

By far, the largest chunk, $67.6 million, about 2/3rds of the money, would go to "transitional assistance". That money will go towards 12 months of rental assistance for 2,160 households along with money for case managers for those individuals/families.

We are heartened that a part of town that desperately needs to build more housing is one step closer to having 225 more units. City Plan Commission did put in that in order to reach 240 feet, the developer must include 5% of units as affordable for those earning 60% of AMI.

neighborsdtx.bsky.social @neighborsdtx.bsky.social · 07/08/2026
As a group we mostly sat on the sidelines for the rezoning for two major reasons. 1. The proposal doesn't emphasize housing as much as it could with about 225 units in total. 2. Under SB840, the developer could by-right build something with possibly more units than that.

And if you are a renter, it's super important to show up and make your priorities known since a good chunk of your rent goes towards those property taxes!

The point is that local and state taxes are slanted against renters in a really harmful way for working-class families. Simply slashing property taxes, while sometimes politically convenient, of course comes with huge costs in terms of lost services and needs that people rely on.

To be clear, property taxes are a burden on homeowners and renters alike in Dallas (www.keranews.org/news/2024-12...), and this post isn't meant to pit homeowners vs. renters.

Renters, who pay property taxes indirectly through their rent, receive no such break (www.texastribune.org/2023/07/06/t...), and it's estimated that about 20% of rent goes towards paying property taxes. The primary reason is that they lack the political power of other groups.

However, it's too restrictive and is inflating housing costs for our most vulnerable residents. As Dallas sets out on a full zoning reform, making SROs easier to build will be one of our focuses as advocates. (h/t to Nathaniel Barrett for his focus on this)

The most restrictive rule in Dallas around SROs is that they cannot be within one mile of each other. That means for example that there could only be one SRO in all of downtown. The intention of the rule is to keep them from concentrating in certain areas.

SROs are like dormitories with shared kitchens and bathrooms. While far from perfect, especially in the long-term, they are an improvement on the alternatives (sleeping outside, more expensive short-term hotels).
