I know you’re Chicago based so this might not apply, but I’ll give my perspective as a Denverite. Unfortunately, we didn’t have a lot of foresight when building our LRT so you’ll find many stations surrounded by SFHs w/ PnR as the assumption. I think it would be hard to build dense housing there.
