Yes, but if you live in the bay area, average home value is $2M. If you bought it for $1M, even with the $500k exemption, $500k will be taxable in one year. You will pay about $100k in federal + CA tax that year. If you realize $500k of stock LTCG spread over 4 years, you will pay $0 FT and $4K CA.

In tax year 2026, a retired couple with no other income can realize $131,100 long-term capital gains each year, and pay $0 federal taxes. That is worth far more over a long retirement period than a one-time $500k capital gains exemption that forces you to sell your house to benefit from.

If I were to sell the house, I would owe a lot of taxes in one year at once. Unlike selling a set number of shares with realized income amount of my choice - that is much more tax advantaged, IMO. No wealth tax on shares. If I tap IRAs, 12.5% penalties apply.

I'm forcibly early retired, no longer able to work, at 50. Exhausted my CA SDI. Did not qualify for SSDI. Property tax is $15k, actually my single biggest expense. I wish to stay in the house, and equity can't be used for living expenses, especially at current rates. Appreciation is over $500k.

My first car, an 01 Prius HEV, needed a battery replacement at 8 years. 2012 Leaf battery degraded and i returned the lease. 2017 Bolt battery lost 40% range in 2019 and got a replacement due to fire recall. Lightning apparently strikes more than once.

You are welcome. I did not see that link in my conversation. AI companies can do more, but the limitations of the technology means they won't be able to catch them all. If they dial it too high, there will be a lot of false positives. It would waste law enforcement's time and ultimately be ignored.
