Here's our hot-take, this is a bad idea. If you look at when the Land Reform Act passed that allowed for the conversion of leasehold to fee-simple, it is almost perfectly correlated with when Hawai'i's housing crisis began. It created incentives for developers to land bank and land bank they did.

Instead of relying on a REIT's to hand out a fraction of a penny on the dollar on profits they earn off of Hawai'i businesses and Hawai'i consumers maybe we could...idk just tax them like literally every other business.

We released a little paper not too long ago that found basically this. Developers in Hawaii hold back housing to maximize profits. That’s not even like an insult to the developers either folks. Their job, like every financialized industry, is to maximize returns. They’re just doing their job well.

We’re releasing a paper today looking at Hawaii’s housing shortage. It’s bad and it’s getting worse. Our shortage increased by 15k units in the last 5 years. The usual culprit is zoning. Which you know we get. Single family zoning is meh. But is it the reason we have a shortage of housing?

This is a good thread and a great concluding quote. YIMBYism in particular is just tinkering on the margins of the problem. Auckland, the poster child for YIMBYism has over a decade seen only a 0.1% decline in the cost of home ownership and a 1.5% decline in rent. We wrote about it here:

This is a good writeup. At LIMBY we're all for deeded restrictions and affordability in perpetuity. That said this bill fails the "does what it says on the tin" test. It has glaring loopholes we pointed out in testimony. A thread 1/

If we want to crack the nut that is affordable housing we need to do less subsidizing of $1,000 per square-foot studios (ala "The Flats" in Ala Moana) and do more stuff like this 👇.

LIMBY stands for “locals in my backyard”

We’re a group of locals who are fed up with the same failures being repeated for decades. 

We’ve charted a path for affordable housing that puts locals first and we’re excited to share it with you.There’s a lot of short-term actions we need to take, like tenant protections.

But the main thing we need is to create a market that serves locals, not international and CONUS buyers.
Please, no ad hominem attacks.

We’re not YIMBYs. Underpinning a lot of YIMBY economic modeling is this insane assumption: in the absence of government regulation land prices would be zero. 

That has never been true, in fact land prices are the whole issue.
No. LIMBYs support building. We just believe that what we build is as important as that we build.

We think it’s unconscionable how many affordable housing projects are blocked. 

Project by project skirmishes aren’t the fix though, what we need to do is fix our speculative land market.
