Wellington’s lovely cluster on Oriental Pde of smallish apartment blocks b/n 8-10 storeys. Small footprints too so high int amenity w plenty of corner apartments & ample windows inc to bathrooms. Height works well, lower relative to hill behind, allowing landscape to maintain its primacy in the city

It is so important to understand the arrangement and ‘type’ when discussing housing. Philip always includes plans in his posts. So much discussion of housing in Australia (by others!) shows only renders and imagery. It is intentional. Type and amenity are predominant Australian housing weaknesses.

It should be easy to obtain a planning permit for a new house such as this, regardless of heritage overlay. When heritage drives the design of new buildings we risk poor patterns being replicated. Better to thoughtfully reconfigure to reflect today’s living/amenity expectations.
