this is a temporary (several years) diversion while Queen St is closed at Yonge for Ontario line construction. Seems like it’s going well. Did they even make the streetcar lane transit only??

our main streets are being murdered. it’s not because the buildings are tall, it’s what we require/allow on the ground level. like, yeah, it could be worse. but it could also be a lot better!
godawful condo in Cambridge, ON where the first five floors including ground are just a battleship grey concrete box, presumably above ground parking.older condo on Yonge St in North York. The ground floor has a large number of small shops and is not a featureless expanse of glass.

Yonge St streetscape from today - a single, monolith of a building with a featureless glass wall at street level. There are only two stores, and most of the glass has been covered by the type of opaque banners you see at Shoppers Drug Mart. Surprisingly, neither of the stores is a Shoppers.Yonge St streetscape from ten years ago - a block of small shops, each with bright signage.

not really. Yes, the yard takes up the whole north side, but every other possible direction has pedestrian connections. The only one I could see as missing is from the north west end of the bus platform under the rail corridor, but you can still get there, just not directly.

different shaped cast-in-place sidewalks (these two from Ray St). I think there’s still a bit of sidewalk slope, but not as bad. I remember seeing ramp extensions off the end of the sidewalk, keeping it totally level, but I can’t find examples so maybe I’m misremembering

Ontario has had all the tools it needs to house
a fast-growing population, even with high interest rates. But its laws prohibit labour-efficient multi-family housing on almost all existing low-rise "neighbourhood" streets, limiting apartment buildings to tiny high-rise pockets where family-sized homes aren't viable. They require that most homes large enough for families be built in inefficient low-density types and put on farmland and natural areas where construction resources are wasted on building roads, sewers and other infrastructure from scratch. this is the whole point of Joe Rogan. he’s a manure spreader. it takes him way less time to cut an episode than it takes for people with integrity to refute it. Rogan needs to be completely discredited. going on his show should make you a laughingstock.
