Royals want people to walk and take streetcar to new stadium while lawmakers need parking revenue to help pay bonds. That’s some crackerjack fiscal policy design. Glad to see your “partnership” is on the same page. www.axios.com/local/kansas...

The Royals want fans walking and riding the streetcar to games
Kauffman Stadium ranked last in MLB for walkability. The Royals' new downtown ballpark is designed for fans who walk, bike or take the streetcar.

Most show pos capitalization (higher prices nearer), but some show/suggest null or neg. The leading edge of this research explores why the heterogeneity. Since facilities are built with other stuff, it's prob not the facility itself (ie, tax breaks, speculation, upzoning, built environment).

In Colorado, we have one ballot question asking if we want a graduated income tax and a separate ballot question asking if we want to keep the income tax at the current flat rate. I voted “yes” to both in the hopes I can watch lawyers and judges figure out this LSAT logic game.

The Qs to compel lawmakers to answer on record are around why this blighted location now and not any other blighted location? This area would have met the definition 5,10,15 yrs ago, so why let it (or any other area) become more blighted over time? It's a policy choice to allow blight anywhere.

Geoffrey Propheter @gpropheter.bsky.social · 08/10/2026
On KC CC blight opinion, ofc the designation is unsurprising. Lawmakers define blight to justify, not explain, their decisions after the fact. Blight definitions have so many disjunctions that it is effectively impossible for it to be not true except in the richest parts of town.

Inside KC's proposed Royals TIF based on city data: 1,495 licensed biz; 445 of those engaged in taxable activity; 92 of those are restaurants, bars, lodging, and parking. So ~79% of taxable biz in TIF are collateral damage (?). It's only collateral if unintentional. TIFs are clubs, not scalpels.

I'm framed as "skeptical" about the mayor logic. I'm pretty sure, on record, I said something like, "Great, more of this f'ing sh*t." I suppose we can debate the meaning and intensity of skepticism, but it's worth being clear: I'm not skeptical. I know it's crap. www.kansascity.com/news/local/a...

SF5052 is working it's way through the legislature and is likely to pass. The bill currently proposes expanding the dwntwn taxing district to the North Loop and eliminates allocating the 3% sales tax on restaurants to USBank Stad. This is lawmakers greasing the taxpayer revenue ATM for the Wolves.

Please let's not forget that DC United is in the middle of a 50% sales tax abatement incentive and only have to pay 25% of its real estate tax obligation. The first five years of land occupancy was 100% abatement of both, and the abatements phase out. Which is obvi why they want more DC money now.

On the philly arena, the owners stated it would be privately funded. That's misleading. I have no doubt it will be privately financed, but the current and likely the new arena receive bigly tax breaks -> tax breaks fund the private financing. Hence, funding is public and private.

For others, this op-ed's framing of DC's deal, while true, is misleading. Yes, more time for haggling took a couple hun mil of taxpayer $s off the table. But that's at most a 3% reduction in the multi billions city lawmakers agreed to give over 90 yrs. Not sure that counts as "substantially better."

OR has a high PIT burden. Why? Bc residents chose it. They chose to have no SUT and to limit ptaxes. The Blazers are trying to tell you a high PIT burden is a policy defect, but it's a feature, one voters chose. Just like TX chooses to have a stupid large ptax burden in large part bc it has no PIT.

Fun fact: In its pursuit of MLB in 2001, the Oregon legislature approved a property tax exemption for any lessee of a city-owned sports facility. 25 years later that legislation is protecting the Blazers after the city bought the arena. Without that legislation, the Blazers would owe PI taxes.

Theories on Dundon: the NBA BOG approved his purchase bc they don’t want the NBA in Portland; they didn’t know he’d be a twat and now have buyers remorse; or they knew he was going to be a twat and wanted him to be the foil to make all other owners look benevolent—-good owner/bad owner sorta thing.

As I pointed out to a journalist, under it's 1992 lease, OAC/Rip City had to surrender it's ownership in Moda by no later than 12/31/25 anyway. That the city bought it for $1 in 2024 means a few things but to me the most interesting is that the city overpaid (but did get ownership 1.5 years early).

For anyone that cares about such things, data centers should be centrally assessed. They are nodes in an information utility system, not warehouses with lots of personal property. This means valuing them as parts of a system rather than as standalone brick+mortar. This is a hill I’ll die on.
