High interest rates make homebuying/homebuilding tough right now, but there's no potential negative headline out there that would lead me to panic, whereas with AI I don't feel like you can ever sleep easy.

We won’t know for 15+ years, but in thinking of the tension between low US birth rates and expensive single-family housing, I don’t think there will ever come a time when population decline leads to desirable housing getting meaningfully cheaper.

At this point they’ve signaled they don’t want to hike a week before the election. Easy for us to criticize that from the cheap seats but that’s where they are.

I personally don’t understand signaling the likelihood of more than one additional rate hike but also that the next one doesn’t need to come this month, but that’s what the Fed/Waller seem to be doing.

There’s always a spectrum — if you take a new job in another city you probably have to sell. If you’re 40 and in your dream house you never have to sell. But plenty of people are somewhere in between.
