How can the marginal buyer today afford a house at current prices? Rates significantly higher, incomes aren’t significantly higher. Either new buyer or swapping out of a likely lower rate mortgage.

Biggest worry for me short ARKK is a Tesla/SpaceX merger. Her two largest holdings but SpaceX would have to be the acquirer and presumably would propose some non-economic value substantially above today’s price.

Agreed. Beta is high enough on the underlying. Feel like tracking and shorting on every X% jump, covering periodically on down days, rinse and repeat to zero.

If I think SpaceX and Coreweave (among many) are going to both significantly decline, is the better approach to short the leveraged ETFs? Much higher leverage requirements and borrow rates, but quicker path and volatility decay works in your favor.

What would be a real winner is AI helping us use technology less, enabling everyone to go touch more grass. That’s the utopia initially proposed. But the whole everyone is going to lose their job and AI is going to kill us tempered that enthusiasm somewhat.
