Much of South Florida is a sun-baked concrete wasteland. But on a drive with Victor Dover, he pointed out that you can literally make out Coral Gables' borders on Google Maps' aerial satellite view because the city committed to tree planting when most of the region did not .

Urban townhomes of this size would be natural starter homes, but they have largely been legislated out of existence by urban planners, who habitually require: minimum lot sizes setbacks parking density maximums It's an equity issue: these rules kill urban starter homes. .

France requires an architect's stamp for homes over 1615 sf. This has effectively eliminated new housing development in the 1600-2200 sf category, even though there is clearly demand for that product. REGULATION REDUCES HOUSING CHOICE.
