Development can certainly be another great avenue for additional income if you’re able to take a more hands-on approach! More skills, awareness and knowledge required for redevelopment projects, but that’s why there can be greater returns. Something I’ll certainly talk about more in the future.

For anyone unsure what capitalisation rate is: Cap rate = Net Operating Income (NOI) ÷ Property Value. It’s a key valuation metric showing the % return on investment. Higher cap rate = higher risk/reward, lower cap rate = lower risk/reward. $50K NOI ÷ $1M value = 5% cap rate.
