Learned the hard way that "upgrading" to a more expensive piece of audio equipment with much better specs, doesn't bring the joy that I thought it would. In fact, I liked to older equipment better, so I guess I'll be downgrading back to what I used to have here in the near future? (lol)

I don't think the Powell lowering the bank rate will help bring down mortgage rates. The problem is over-supply of treasury debt into a world that no longer holds the US dear to its hearts. I get the sense that the bond markets are in control right now and an instable FED will weaken the US.
