Before and After in New York: The rear wall was all small windows at both floors. We changed them into large windows. Big structural change for a building with 13 floors. The approval process was grueling, but it worked.

Before we got the green light to use the thin ultra-high-performance-concrete (Hi-Con) stairs, we were looking for thin stair edges as the expression. Variations to put the structural part in the middle and taper them to the edges with slanted or curved lines

We were worried that the glass fire rated wall would become too transparent and would dematerialize the space and create an Escher effect in the stairs. I made a lot of studies to see the effect. Early sketches of Amvest's headquarters on Cruquius Island, Amsterdam.

On this photo you can see the triple-layered stair separated by a 60 minute fire resistant glass wall. By zig-zagging the fire break vertically over the middle flight, both stairs can be open to double height compartment. A world premiere.

Another cool feature of this building is the triple-layered scissor stairs. By zig-zagging the fire break vertically over the middle flight, both stairs can be open to double height compartment (Green and red compartments in the section). A world premiere.

This was the start of the solution. Trying to avoid structure in the underpass along the water. So we proposed to use the roof as the primary structural plain with the main floor hanging from the roof edge with steel frames in the facade: Amvest's headquarters on Cruquius Island, Amsterdam.

A study if we could make the cantilevering beams out of glass. Glass is great with compression, steel with tension. A fully transparent construction without diagonals has never been done at this scale. This was a bridge too far. Early sketches of Amvest's headquarters on Cruquius Island, Amsterdam.

Best wishes for 2026. I found this old sketch from 25 years ago. It was a concept of stacked duplex villas Le Corbusier style. This was still drawn with a fountain pen on paper.

After the fires in the Palisades, there was an Instagram video with a house completely destroyed. Everything was gone but the porcelain KLM houses. Having travelled everymonth for 40 years between NY and Amsterdam we have quite a collection and we were able te send her close to 100 different houses.
