Reagan needed to peel away Carter's southern support and those voters felt comfortable with him. Other factors came into it, obviously, but his antipathy towards civil rights helped usher in realignment.

It played a role along with other factors. Reagan was against the 1964 Civil Rights Act. He spoke at Neshoba, near the location of the 1964 MIssissippi Burning murders about states rights. That was bad. (I know he spoke about states rights in general and not just in Neshoba but still).

Yes, this is dumb. I went to CMU. Most of my classmates were engineers who started into positions immediately after graduation. If more of the CMU student body went to graduate school the average earnings four years after graduating would be strikingly different.

I saw him play at the Village Vanguard the night of my high school prom in June 1980. I was dressed in a ridiculous tux below legal age. Somehow I knew this was the place to be. One of the greatest shows I ever have been to.

To be fair, these are not sub-prime mortgages, which contributed to the GFC. This is just a question of using an ARM vs. a fixed interest rate mortgage. It is likely that before the ARM rate resets in 5 to 10 years the borrower will refinance into a lower rate mortgage or sell.

I saw that and thought it'll be interesting to see who he defines as a "horrible" nominee. There's room in that statement and he's making it before he knows who is in his caucus and what pressure they'll be under. I hope Schumer never schedules any vote but not holding my breath.

You're counting on Schumer. Some in his caucus, particularly if we win in red states, will be under immense pressure to have an "up or down" vote. Schumer will look for a compromise to protect at-risk members from casting a vote that hurts them when standing for reelection.

Assuming we seat multiple red state senators they will be calls to have an "up or down" vote. Not convinced Schumer resists that pressure as he will look to alleviate the concerns of the most at risk caucus members.

If it's 51-49, one or more of the Dem Senators will vote for filling the seat, and we know the most likely culprit(s). And frankly if we gain seats in red states a couple of those senators will be under immense pressure to do so as well and could well fold.

Seems obvious, right? He's making $57M this year and has a player option for $61M. Offering him $200M for 4 years pays him far less than others who do not have his ability or bona fides. He is willing to take less than the max so find a compromise for the guy who won you the championship.

Exactly. As I already wrote: The problem for Gluesenkamp Perez is that Democratic voter enthusiasm is high but she gives these same voters nothing to be enthusiastic about. And the Republican voters in her district would rather have GOP than GOP lite.

Probably not because he won't get much more money elsewhere and the risk/reward is marginal. But Detroit is testing the limits here. It is as though they want to humiliate him, which makes no sense if they think he is a franchise pillar. Maybe it's worth it to him to go where he will be happy.

It will help. New builder homes in Houston had cost $220,000 but now are below $200,000. That reduces the downpayment (for which there is often assistance) and other out-of-pocket costs. The mortgage rate may go up but the total expenditure is lower. And later rate refinancing may be an option.
