Here is what I said about it in 2018: Basically, the entire Neighbourhoods section could be replaced with one sentence: “If it isn’t already there, you can’t build it.” Way more efficient and plain language that anyone could understand. x.com/PlannerSean/...

Re-reading the LPAT approved OPA 320, just really makes me sad that this is the direction that the city wants to go in. To reinforce and blockade Neighbourhoods from beneficial change, while still allowing/encouraging harmful change, is just so disappointing.

This decision by Divisional simply uses the plain language of OPA320. The policy is the problem. It is absolute garbage. We know it is because every time the city wants to do something new (multiplexes, ADUs) it basically to notwithstanding 4.1.5 away. INSTEAD OF FIXING THE POLICY PROBLEM.

The Province wants to force municipalities to allow for more efficient use of existing urban land by allowing for smaller lots. This will utterly fail if it allows cities to retain policies that would have the effect of overriding provincial mandates.

CoA: refused TLAB: approved DC: refused Why? OPA320 and the city’s steadfast refusal to consider that the size of a property is less important than more homes for more people. 4.1.5 of the OP is fundamentally broken and needs a total re-write.

Toronto was successful in Divisional Court and got a decision of its own Toronto Local Appeal Body overturned. The application was for a severance, to create 2 lots which fully complied with the zoning by-law. (this is mostly a thread from the twitter migrated here) www.canlii.org/en/on/onscdc...

Tip for everyone who has to be in this awful heat: Get a hand towel, soak it in water and roll it up into a tube shape. Put it in a ziplock back and freeze it tonight. It will stay cold and frozen most of tomorrow and is great to put on your neck to cool you down.

Once in a while I miss exploring abandoned buildings. Saw some awesome spaces while I was in the game for about 15 years. All but one of these were shot on film, mostly 4x5. Lots of these places have been demolished.

If the bylaws are not adopted by end of August (I forget the date… 1 year after the OPAs were approved), they lose their “no appeals permitted” protection. So what happens at that point? ¯\_(ツ)_/¯ and what happens to projects that were relying on these to happen? ¯\_(ツ)_/¯

If you are waiting, like I have been, for the city to drop its MTSA implementing zoning bylaws before the 1 year deadline hits in August… my hunch is that this motion that was adopted at PHC this month (and I totally missed originally) means it will not.

My question was already answered by Christopher Holcroft a few weeks ago in the Hill Times. Nieuport (staff + consultants) met with the PMO 8 (updated since pub) times since last summer. MP Chi Nguyen (airport MP) had 7 meetings with Nieuport inc four in March. www.hilltimes.com/2026/05/14/t...

This past weekend’s rainfall was a great test of the floor protection changes to the lower Don, and looks to me like it passed with flying colours. Read that the Coxwell Bypass Tunnel is also open now too? Great improvements by the city.

We first spoke with staff about this project back in 2023 I think (it went dormant then), and at that time it would have required at least a rezoning and site plan application. Now? Only minor variances, not even site plan. Huge savings in time, effort and money.

Today at CoA I was very happy to get approval for this great 4 storey, 16 unit apartment building on Gerrard near Norwood. Absolutely smooth sailing. All 2 bedrooms and has 1 level of underground parking.
