This is another project being building under Fredericton's new "workforce housing" zoning, at the same site where a much smaller mixed use development was denied at PAC and council in 2022. The rendering is of the original proposal. www.cbc.ca/news/canada/...

The City of Fredericton 2027 budget season kicks off tonight with an open budget meeting focused on water and sewer, and a couple things caught my attention in the presentation materials posted for the meeting. Notably, the infrastructure deficit.

God forbid you want to try to buy a drink at an event in the United States after 9:30. The hypocrisy of a freedom loving country that is so puritanical is wild.

Haven't seen anything about this potential New Maryland development aside from a lone Facebook post with comments disabled. This is apparently municipal owned land and would including a 90 bed special care facility, 246 homes, and two commercial buildings.

I wonder if the success of Harvest could be replicated with a complementary spring festival, perhaps with different genres. Would that be spreading things too thin? Would the weather be too unpredictable at that time of year? It's great to see Fredericton so vibrant and I want to see more of that.

My Harvest hot take: The city needs to figure out how to slow down traffic at the bottom of Regent. At any time while Queen was closed there were dozens if not hundreds of pedestrians at Queen and Regent. Northbound had a good setup forcing traffic into the left lane which slowed them down.

Most of the TJ's "dream homes" are my nightmare. Have to say that this level of McMansion is rarely seen in NB, thankfully.

Four years ago, PAC denied a mixed-use development on Acorn St which would have had 19 apartments over ground floor retail/office space. Now there's a $13.5M, 64 unit mixed use apartment building being constructed on that same site that didn't need to go to PAC or council. www.cbc.ca/news/canada/...

Fredericton council votes 6-3 for housing proposal, but measure doesn't pass | CBC News
Not enough councillors voted in favour of a proposal that would have seen apartment units built on the second floor of a building housing office and retail space on Acorn Street in Fredericton.

AI has been a scourge on real estate listing photos. Just because your landscaping sucks doesn't mean you should lead off with a "summer simulated" image when it is currently goddamn summer.

Great to see this kind of adaptive reuse. It can be a challenge to repurpose old churches while maintaining their original character.

St. Mary's has announced the Wolastoq River Resort Casino, with a 30,000 square foot bingo hall/casino, event centre for up to 1000 people, and a 100+ room hotel. This will be located on Union Street, straddling Cliffe Street.

In theory, the adoption of the South Core Secondary plan enables the second and third phases of the 390 York Street development to be larger as of right. Particularly interesting is the mixed use building fronting on York, originally proposed as 7-storeys with 84 apartments.

Crane is up for a 227 unit apartment building at the corner of Bishop and Hanwell. I believe this would be by far the largest residential building in Fredericton by unit count.

It's hilarious how the thought of walking somewhere is entirely foreign to some people. Showed up at a family dinner last night and they thought we were joking when we said we walked the 2.2 km (under 30 minutes). We were offered a drive home because walking in the dark is even more inconceivable.

I think this is unrealistic for various reasons but it would be great to make Queen between Regent and York more flexible for seasonal or event-specific pedestrianization. Rebuild those blocks to match Carleton St. and put in retractable bollards to easily block motorized vehicles when appropriate.

It's positive to see smaller new builds at lower price points but at 400 sq. ft. per level the design of the layout is make or break. The location of the stairs and the single basement window means you end up with a 7' wide bedroom thanks to the space-wasting hallway beside it.

One of the challenges with providing more affordable ownership housing options in Fredericton is that even when the market provides it, the demand is so high that they quickly appreciate. Two rowhomes that each sold for $315k last year are now listed for $380k and $390k.

Calling protected bike-lanes “vanity projects” should be automatic evidence that a political candidate has no idea what they’re talking about when it comes to public safety, urban mobility and congestion, geometry and urban space, fiscal responsibility, or the successful positioning of cities.

Fredericton legalized cottage courts ("cluster housing" as per the zoning code) a few years ago but none have been built. This is an opportunity to build more affordable smaller detached homes with common outdoor spaces. Do we just need more developers with some imagination?
A screenshot of a tweet from @jasonc_nc that says "America needs more cottage courts" along with four examples of cottage courts.

It seems the rumors of The Front Yard relocating to the old downtown Dooly's space are unfounded as they are seeking a temporary use variance for operating at their current location on King. Looking forward to seeing the staff report on that.

Still blows my mind that people are building stuff like this and asking $650k for it.
The back of a split entry home with only two windows, with no windows on the lower level, and a deck with a privacy fence that blocks the view of your own yard.

If properties were assessed consistently and fairly in line with true market values, tax rates could be adjusted to compensate for rapidly increasing home values and we wouldn't need to further complicate things with multiple rate stabilizers.

Oliver Dueck @oliverdueck.bsky.social · 27/05/2026
If we built more housing in the city at this price point then older homes would be more affordable as well, and a 30 year old split entry listed for $399,900 wouldn't get 10 offers and sell for over 10% above asking. And that's not just a hypothetical example.

Instead of building these $400-450k houses way out in Tay Creek and English Settlement it would be nice to see more new construction at this price point inside the city. What's necessary to make that happen?

Miramichi lost its HAF monies because it refused to allow four units as-of-right which was one of the minimum requirements for the program from the get-go. What's somewhat perplexing is that they already allowed three units so this would have been a fairly incremental change.

My understanding of city council is that quorum requires seven members to be present which was the case today. Makes me wonder if some councillors did not show up hoping they wouldn't have quorum, or did some think that not attending was better for their election chances tomorrow.

Lots of people are unhappy with the mayor and council regarding the NBEX expropriation but the province really put them in a tough spot with the timing of the ruling on the validity of the expropriation.

One of the resolutions passed today was to sell 11.9 of the 30 acres to the province for a new middle school. It is insane that an urban school within the core would need that much land. This is a prime example of the provincial policies that actively work against the best interests of our cities.

I had missed that Miramichi had its Housing Accelerator Fund agreement terminated due to non-compliance. They refused to allow four units as of right and it cost them $3M. This would have been an incremental change since they already allowed three units. Seems incredibly short-sighted.
