Try Facebook Marketplace or Google FSBOs (For Sale Buy Owner). If you are selling your place for a low price, why would you pay a Realtor 7%? There's not a lot that realtors do these days that you can't do yourself, Notaries can do the conveyancing. Private sales are the way to go.

Depends on where you are. In Sask there are houses everywhere for under $50,000. A commute to work may seem a distance but is probably less time on the road than in a city. I bought my house for $35,000, a 75'x122' lot, 20 min to Yorkton. Neighbour bought theirs for $14,000. You can update or not.

Please promote the increased construction of 2-3 bedroom bungalows. Know that people would welcome no stairs or basements, but do want a private yard. These would be affordable starter homes for singles & 1-2 child families; and for capable seniors or disabled not ready for condo or nursing homes.
