Anyone in Nashville want some Tennessee Coneflower seeds? I have a Walmart bag of seed heads collected from the Hermitage Library beds. Saving some for future projects, but I have enough to send a few out!

In a few weeks, I’ll be looking for my next opportunity in civil engineering or land development. If you hear of any openings where my experience could be a good fit, I’d be grateful if you kept me in mind. Thankful (a little scared) and excited to begin the next chapter in my career.

One of my favorite spots for seeing how we could design communities better for people is Elkmont in GSMNP. The road is only 10’ wide, sees millions of visitors a year, and mostly functions just fine.

Maybe I’m out of touch, but 8 homes on a large lot (even with a historic house) located beside an 8 lane limited access highway, fronting a 4 lane state route, and immediately across the street from a daycare seems reasonably scaled. 🙃

It’s Monday, and I’ve already received my weekly phone call asking to explain MWS’ capacity letters. - You owe 30% of the capacity units, not 30% of the fees. - No, I don’t know why they expire in 90 days despite the permitting process taking years. - Yes, you have to make the improvements listed.

I think more subdivisions should have public roads less than 10’ wide. From rural Sand Mountain in Alabama which is starting to feel pressure from Chattanooga growing out.

Grew up near Chatt, and it’s been so fun to watch how it’s grown and changed since the 90s. Went from a factory city labeled “the dirtiest city in the US” to a vibrant walkable city where everyone wants to spend their time.

If there is one change I could make in Metro Nashville’s Zoning Ordinance, it would be to make the street setbacks in CS and CL 0’ and the street perimeter buffer for parking the current 15’ setback.

Having 15’ side street setbacks in the UZO for commercial (CS) districts seems weird. Don’t we want to activate the sidewalk and street corners? Seems even weirder to have to request a special exception and hold a community meeting to build a corner lot building for a straight zoned property.

One of the better audiobooks I’ve listened to in a while. It has shipwrecks, atrocities, how they still affect present day, the founding of a town, the search for a lost ship, environmental disasters, and even the slow decline of a town due to loss of housing and wide roads.
