Size of home - property lot size - Smaller rooms - lower end appliances - not as many cabinets - more ”cost effective” sinks, toilets, tubs and faucets - different flooring - carpet instead of hardwood floors - not as many windows and cheaper windows. Smaller homes are trending and just as lovely.

No one gets 40 offers anymore unless the price has been listed low on purpose in order to bring out more buyers for the realtor’s next listing. Now days Buyer’s realtors are discouraged from giving letters of introduction with offers to avoid redlining. If seller does know I say go with their heart.

I run the comps and let sellers decide. We’ve had clients who were satisfied with their equity and therefore accepted lowest offer from younger couple starting out with a baby. Its up to the Homeowners. I dont push high asking prices. I push creating stable communities with folks that want to stay.

The comps are high bc we have higher wage earners making higher offers above asking. Building affordable new homes by the thousands (by the million) would completely change the market. Older homes would have less offers while new affordable would sell well. I know why comps are high. I run them.

Every AFFORDABLE home. I'm a realtor. Problem isn't so much as inventory as it is price points set by comps and, mom and pop's that bought their home 55-60 yrs ago. They have a couple million in equity and ready to retire so they're holding out for highest bidder not average wage earners. Affordable
