Ah I see! This is difference between ann. growth rate and the cum. effect of that growth over time. My perspective: price crisis of '10s was inevitable result of housing deficit accumulated in decades prior. The market was playing a long, painful game of catch-up. Always value your insights.

Perhaps I’m misunderstanding your question but Denver comes to mind. Median home price has gone from 2.5x to almost 6x median income since 1990.
