To answer the question, young people's housing costs are falling, because many are opting out of the private rented sector, which drags down the average. Housing costs across all age groups as a % of income have been stable, with a small decrease in recent years.

... the new report shows young private renters spend 32% of their income on housing. When living with parents, it drops to 4%. As more of the young are living with their parents, a large swath of them faces lower housing costs due to their tenancy choice (although it is not a choice for many).

Great question! Based on a previous RF paper (Housing Outlook Q2 2026), private renters across all ages have *slightly* lower housing costs as a percentage of income compared to a decade ago, hovering at 35%. In terms of what younger people face RE housing costs...

There is a LOT more in the paper to unpack. Feel free to reach out if you like to discuss. Thanks @lalithatry.bsky.social @parthpandya.bsky.social @charliemccurdy.bsky.social and @mikebrewerecon.bsky.social for giving the opportunity to work on the report.

📈Inequality - The wealth gap between under-30s and Boomers has skyrocketed from £320,000 to £500,000. - The "Bank of Mum and Dad" is becoming one of the only viable ways to get a house. Children of wealthier parents save + earn more and are more likely to receive large financial gifts.

💎Wealth -Home ownership rates have declined. 47% of those born in the early 60s had homes when they were 28. Those born in the 90s? Only 27%. - Living at home has not allowed for adequate saving for a deposit. Wealth for those who live with their parents has only seen a rise of about £12K.

🏡Housing -Under 30's have seen housing costs fall as a proportion of income, as wages have increased more than housing costs have risen. But... - ...this is because there has been a staggering increase (12%) in early-20s staying at home compared to their peers, potentially reducing independence.

💵Income - Under-30s are better off than their older cohorts at the same age. On a benefit-unit level, they have £3,700 (15%) more, mainly due to sustained increases in the Min + Living Wage. - This improvement isn't baring out for the latest cohort in the data- a point for future concern.
