Be aware that if the agent is pushing for the Modern Method of Auction, it is NOT the best way to find the best buyer and achieve the highest price. This is only achieved through brilliant marketing and a proactive estate agent Also, via Auction the buyer pays the agent a fee of up to 4% !!!!

Is there any reason why your house would be difficult to sell ? Most houses that sell via the auction route are what we call "distressed" sales and the seller has to sell, which is why the Auction works in those situations. if this is NOT your situation I would ? Why the agent is recommended it

Plenty of buyers "price bomb" when viewing. Constantly talking down the market and telling me how the market is going to crash. When this happens, you can nearly always guarantee, if they make an offer it will be ridiculously low.
