This was a comprehensive reform that also simplified our zoning. By that I mean no step backs, no dwelling unit per lot area, no FAR, no special permits (under 75k sqft), no parking mins… While other reforms have limited it to 4-8 units, we’re really trying to build housing!

Rather than go smaller, we decided to go bigger in a way that would result in thousands of both market rate units and affordable units. Our high affordability requirements only penciled at 6 stories and that was our baseline.

There is no street in Boston that wouldn't benefit from the addition of a bunch of three deckers, attached townhomes, or a small apartment building. We need to legalize building more of what we already have. And we need to do it with an urgency that matches the current crisis.

If adopted, Cambridge would be the 1st in MA to eliminate zoning that reserves parts of their city as allowing exclusively only luxury single family homes. Further, under their existing IZ, at least one in five of the new homes created would be income-restricted affordable units.
