Yes! Christian always brings uncomfortable yet necessary points to engage with. Especially with rampant gentrification. With fam in hermosa and Humboldt, it is hard not to feel skeptical when more luxury housing has not meant more affordability. We’ve been told that it would for a long time.

I remember when people told me 100% affordable housing at Emmet St, or the Banco Popular site were unrealistic and impossible. I remember when I was told Community Land Trusts and demolition impact surcharges were unrealistic. Same people who tell me an equitable version of BUILD is unrealistic.

YIMBYs champion a market that historically harms and excludes POC. Community-led zoning shifts power to those at risk. Luxury apartments accelerate racial displacement. We deserve inclusion or this proposal will be shut down. Density without true affordability is not justice, it is gentrification.

If policy simply removes rules without also addressing displacement, exclusion, and wealth extraction, it will reproduce the same unequal outcomes under a more “efficient” form. That’s why we have ETOD vs just TOD now, and why we need an equitable BUILD plan.

Deregulation of a fundamentally racist market is not progressive. There is a reason far right voices like the Chicago Editorial Board and Illinois Policy champion BUILD, along with its main backers, the realtors association, who proponents would like us to see as affordable housing champions.

#Gentrification is racist and immoral. It is the extraction of profit from the displacement of racialized communities, and it reinforces segregation. Luxury housing in gentrifying neighborhoods is not “justice,” no matter how it’s marketed. It is textbook gentrification.

The new BUILD amendment requires 40% of units to be “affordable” at 80–120% AMI. That translates to a studio at $1,678/month under current estimates. $1,678 for a studio is what’s being labeled “affordable housing” in this plan.
