Colour me unimpressed that Toronto allows one more unit on a lot then the province allowed in, like, Madoc. Also, I don't understand the nuance in requiring someone to have an angular plane on a garden suite on their own property.
For example, the province has permitted up to three homes on a single lot, while Toronto went further by allowing four units and a backyard suite in some instances. For garden suites, Lintern said the city required angular planes to limit their impact on neighbours — but the province removed the city’s ability to impose it. 

“It reached right into the nuance of the zoning,” Lintern said.

After six years of consultation, here is the motion made at committee to stop the redesignation of Neighbourhood to Mixed Use, then another at Council to reduce heights. Councillors do not require years of consultation to change zoning when it stops housing. secure.toronto.ca/council/agen...

This is a frustrating summary of Midtown in Focus that I don't agree with. The City's plan put most growth into existing apartment neighbourhoods and promised midrise on Avenues, which they then heritage protected. Here are 4 low-rise areas <500 m from the subway/LRT that they capped at 4 storeys.

It's always nice when we can stop pretending that zoning was ever about separating residential uses from polluting uses and acknowledge that it (a) treats renters as pollutants to be segregated from "real" residents and (b) concentrates them near other polluting uses like large roads. More honest.
Adding 8+ units into a SFH lot. Monstrosities that are too dense for the area and adding a full apartment building in the middle of the block ruins interesting and old neighbourhoods. I feel like I've been quite clear on this thus far.Those are potential positives, sure. This whole debacle could have been avoided if a) council didn’t blanket zone and allow Wild West building b) allowed higher denser units on corner lots or busy streets only and capped med blocks to duplex’s. Would have kept everyone happy and allowed for growth.

540,000 people lost! It's strange to go to public consultations for housing in some of these places and hear people say that they're not anti-growth, just worried about infrastructure. By the numbers, these areas have been anti-growing for decades.
This tension is connected to the city’s pattern of growth and shrinkage. In a few places, TDSB schools are oversubscribed. But the board has 301,366 classroom spaces and only 234,514 students, leaving nearly 69,000 empty seats. These are largely located in areas whose population has been declining for years.

Ms. Varaleau’s block, steps from the Christie subway station, had about 750 people in 1971. As of 2021, it had roughly 500, and that number is shrinking.

Oh, so this is just a thing that cool cities who actually want to honour their history while still being cities do. I like it.
A ground floor shop abutting other buildings on a cobblestone street with the doors thrown open, advertising ice cream, beer and other food, in evening light. The sign above the door says "Café Kepler". There are windows and flower pots that suggest residential floors above the shop. Over a second set of doors that are beside the cafe (likely the entrance to the residential floors), a stone plaque shows the name and carved face of Johannes Kepler, with a short description in Czech.

I guess that they don't have the same freeze-thaw cycle as Canada, but I cycled about 20 km on this trail in Austria and only saw three very shallow dents that could barely be considered potholes. It never even occurred to me that such things were possible before.

The fact that Marianne Meed Ward had to explain to a bunch of other mayors that they might be able to cut DCs by reviewing their books for things that they aren't actually building and removing them sort of says everything that you need to know about how real the DC review numbers are.

Election interference is one of the few things Navarro is actually an expert in, I suppose.
Navarro sought to overturn the 2020 presidential election and in February 2022 was subpoenaed twice by Congress. Navarro refused to comply and was referred to the Justice Department. In 2022, a grand jury indicted him on two counts of contempt of Congress. In 2023, Navarro was convicted on both counts, and in 2024, he was sentenced to four months in jail, becoming the first former White House official imprisoned on a contempt-of-Congress conviction. To help communities across Ontario build more attainable homes, Ontario is also launching the Housing Supply Action Plan Implementation Team (HSAPIT). HSAPIT will provide advice on market housing initiatives, including building on the vision from the Housing Affordability Task Force, More Homes for Everyone and other government consultations. The government intends to appoint Drew Dilkens, Mayor of the City of Windsor, as Chair and Cheryl Fort, Mayor of the Township of Hornepayne, as the Vice Chair. The other Team members will be selected in the coming weeks, with the first meeting scheduled for early fall

If you look at the Notices of Objection for the properties in that video, the owners are worried about the costs if they need to do any renovations or want to sell. I don't own any property, let alone heritage property so I can't provide exact receipts. secure.toronto.ca/council/agen...

I hope the reporters covering Willowdale are getting paid extra. The usual promises to fix everything while somehow changing nothing and for no money, but also sooooo much misinformation.
Zarezade is opposed to what he calls a “drug-injection homeless shelter” at Sheppard Avenue W. and Yonge Street. He is referring to the proposed shelter being built by the city at 68 Sheppard Ave. W. to serve Indigenous women and children; it is not a safe consumption site. ...the request was rejected and never came into force—however, in materials promoting Yusifov’s candidacy, the request is characterized as “official drug policy,” which Yusifov argues will “destroy minds and destroy families.” He links the policy to Councillor Lily Cheng, who spoke at a Board of Health meeting where the idea was considered in 2023. The website promoting Yusifov shows a screenshot of a CBC News article about the decriminalization request with its real headline, but the broadcaster’s photo has been replaced by a more salacious image that shows a person using drugs. Yusifov did not reply to The Local’s request for comment.He wants to push for a line-by-line financial oversight at the City, expand affordable housing options while maintaining single-family neighbourhoods, invest in well-lit public infrastructure, and repair damaged sidewalks.He is critical of people who are homeless or use drugs in public, calling them “drug-addled derelicts” who “deprive our residents of enjoying the parks and recreational facilities our city provides.” He is also critical of increases to property taxes.

It's funny. Media will interview Patrick Condon who says that land values quadruple if you permit fourplexes. Then they will interview real estate people who say land values drop "big time." And it never seems to occur to media to check the land values to see which "experts" are right. (neither)
Justin Bregman, a real estate broker with Justin Bregman and Associates, says there is financial fallout for owners of homes next door to newer forms of housing.

He said he's reluctant to put a dollar figure on the drop in  value that homes experience once a multiplex has gone up next door, but “it’s definitely affecting value ... big time."

Toronto doesn't need a volcano. We have a heritage register where councillors bulk list hundreds of properties at a time with the stated aim of making the city into a "live museum" (actual councillor quote) instead of letting new people live here.
This report recommends that City Council include 258 properties identified in
Recommendations 1-7 of this report on the City of Toronto's Heritage Register.
The properties are located in the Midtown in Focus planning study area adjoining the
Yonge-Eglinton intersection, and comprise commercial "Main Street" properties located
on both sides of Bayview Avenue, Eglinton Avenue East and West, Mount Pleasant
Road and Yonge Street.

This report represents Phase 1 of a project to
"batch list" all of the properties in the study
area that have been identified for inclusion on
the City's Heritage Register.

One is to conduct all reviews across those many departments (for instance involving impacts on waterways or wildlife) simultaneously, not sequentially as has tended to happen, and then have approvals granted in one fell swoop by the environment minister rather than scattershot by half of cabinet.

If we're going to call out progressives for supporting regressive zoning, let's call out fiscal conservatives who raise taxes on basic needs. (The post-2023 changes came in after Chow got into office but were approved in a vote under Tory and the previous Council and were being phased in after).

Also, please just open these up to all residents of the ward. It's weird to show up to a City-run meeting and hear that a bunch already happened that you weren't invited to because you have to form and manage your own community association to get an invite to the pre-meeting meeting.
Meeting regularly with community associations to get ahead of development applications by identifying and providing proactive feedback on development sites.

A number of good ideas but I want councillors to admit that the Official Plan plays a big role here. Too many councillors are content to pretend our development patterns are a law of nature. No. They are a result of not being able to build apartments in half the city. Let's redo the plan.
Educate renters and ensure compliance to Rental Renovation License Bylaw.
Secure fair compensation for rental replacement.

I am not shocked that the councillor's attempt to strike a compromise (even if creates an unviable project and will raise costs due to delays, even if they get the 2nd building back) was not enough for objectors. But we've got an important investigation going on: was she *really* ever a gardener?

One thing that reduced *some* delays is, if the City wants to build housing on its own land, one random resident can no longer hold them up for years at the Ontario Land Tribunal. (Yes, this appears to be an attempt to appeal the one-building compromise proposal that moves but keeps the garden).

Democracy good: not getting a fair go and protesting something you care about, bad. As for that “affordable housing” argument of our councillor,  It’s possible with the land available without tearing up a community asset and gouging out a precious part of the park (the naturalized berm)

The idea that Canada would bid for “associate membership” in the EU was first reported by the Wall Street Journal Sunday. Canadian officials spent the past few days denying Canada was seeking outright membership, and was not the one to propose the term “associate member.” A senior Canadian official told the Star Tuesday that the Carney team did not in fact view it as a helpful term.

“We don’t particularly like it because it implies some form of membership,” the official told the Star. “What we’re trying to do is something new and different.”

What's fun is that there are bajillion rules around signs and advertising but apparently there's no basic requirement for the City to ask who is renting their space or why. Which is weird because I've rented a library room for a non-profit and had to provide that info. www.cbc.ca/news/canada/...
Nichole Jankowski, a spokesperson for the city, told CBC News that a one-time grounds rental at the Fort York National Historic Site had been approved for a third-party drone operator.

But she said the city was not informed of the client associated with the display and what it was for.

"[The city] is updating its booking requirements to add disclosure of this information as a requirement for future bookings," Jankowski said in an email.

Oh, you want to talk about growing space for trees in low-rise Neighbourhoods? Why simply support or oppose the limited list of official proposals when we could instead revisit parking requirements for rooming houses.

"Don't know/Can't say" at 48% so nearly a majority for "who?". Still fair to say "who?" dominated as a plurality though. Apparently he's most known in Alberta, which I'm guessing is not for positive reasons.
