One of the more discouraging parts of living in a province (PEI) with unit-based rent control: Enforcement relies on existing tenants filing a form for the potential to have overpaid rent returned to them + have rent for their unit be lowered to the legal amount.

A multi-unit apt in Charlottetown experienced a significant fire today. The informal PEI forced displacement + eviction tracker I've kept for 2+ years has shown that displacements experienced by tenants that tend to make the news are often due to fires. www.cbc.ca/news/canada/...

➡️ Private apartment vacancy rates in Charlottetown, PEI over the past decade (Oct 2014 - Oct 2024). Its been a rough go for renters since 2017. Note the blip increase in 2020? STR operators reverting back to the long-term market because the pandemic decimated tourist season that year.

Efforts to silence tenants reminds me of recent provincial election season on PEI where candidates couldn’t canvas in some apt buildings because LLs forbade tenants from letting them in.

⏬ The continued call to remove rent control in PEI remains an exhausting one. Unaffordability is a top concern for renter HHs in PEI. For example: Over 1/3 of renter HHs in Ch'Town, Stratford & Cornwall spend >30% of income on rent. www.cbc.ca/news/canada/...
