Central NJ Yimby 🏗️🚲🚇🇺🇸 @princetonyimby.bsky.social · 20/05/2026I am curious enough that I think I will attend the next Planning Board meeting and ask the developer of the proposed Thanet townhouses in Princeton how they are going to handle condo fees for the IZ units. But your point is well taken that fees in general are going to be lower for townhouses. 240
Zachary Marks @zmarks1.bsky.social · 20/05/2026One suggestion that we use in Montgomery County, MD, is to make the developer cut a check to fund units elsewhere in the same area. It's imperfect, but we would use the funds on rental properties where we could add or deepen affordability. 210
Central NJ Yimby 🏗️🚲🚇🇺🇸 @princetonyimby.bsky.social · 20/05/2026Yeah. @dankeshet.bsky.social mentioned last night that this is what they do in Austin TX. But allowing developers to buy out of IZ requirements is very controversial in New Jersey. It is seen as as way for them to skip out of affordable housing obligations on the cheap. 200
Stephen Jacob Smith @stephenjacobsmith.com · 20/05/2026Makes it obvious what IZ is though – a massive tax on new housing, that nobody else has to pay, and which we would generally not levy as an affordability measure for any other good or service. 140
